All Rental Due

Security Deposits

All Utilities : Electric, Gas, Telephone, Water, T.V Licence, Council Tax and any other utility that may be available or placed at the Property

 

To abide with all the terms and conditions of the Tenancy Agreement

Invalidate the Landlords Insurance policy in anyway
Notify the Landlord/Managing Agent of any damages immediately  

Erect a satellite dish or aerial without the prior permission of the Landlord/Managing Agent

Maintain the Garden (if any) in a seasonal order and to dispose of any rubbish  

Interfere with the structure of the Property in any way

Keep the Property clean and in a good state of repair at all times  

Store all the Landlords furniture in a garage or garden shed

Keep all refuse in the proper receptacle provided  

Remove any contents belonging to the Landlord

Avoid frost damage to the Property by keeping heating on when absent from the Property  

Use for illegal or immoral purposes

Allow access for the Landlord, Agent or workmen to carry out repairs to the Property  

Allow visitors to cause a nuisance or annoyance to other residents

 

Allow boards to be erected at the start and end of the Tenancy

 

Leave the Property unattended for more than 28 days without the prior consent of the Landlord/Agent

To maintain and keep clean all glass, light fittings, fuses, fixtures and contents at the Property Redecorate without first obtaining full permission to do so
To forward any official correspondence address to the Landlord to the Landlord  

Carry on a business at the Property

At the end of the tenancy to leave the Property in a clean, tidy condition and good state of repair  

Keep pets without permission

Keep appointments made with either the Landlord or his Agent  

Change the Utility Services, locks or telephone numbers without permission being obtained first
